Gaines has recently been awarded the entire site package for the Delight Quarry, a mega project only 5 minutes from our Reisterstown headquarters. Beazer Homes is the owner and builder of the project. Koren Development will be the construction manager for Beazer.
The reclamation phase of the project will include extending an existing 120” culvert, a temporary stream diversion, using a temporary 54” culvert, 89,000 CY of cut to fill and another 39,000 CY of fill from the residential area to be placed.
The single family residential area will encompass 67 townhouses and 75 single family houses. Initial work will be comprised of 820 LF of 36” slope drain which diverts all rain water into an existing quarry. Most unusual is a “cold water discharge” outfall which is comprised of 472 LF of 48” C361 pipe with a concrete cradle and a 12” DIP inflow line. This will drain water from the current 400’ deep, 10 acre pond to feed the existing stream. A diver will have to install some of the 310 LF of 12” DIP under existing water. The residential section will include 166,000CY of cut to fill and a lot of finish work.
Sewer for single family and townhouses will total 9,600 LF of 6” and 8” sewer pipe and 48 manholes. There will be 8,400 LF of 6”-12” water mains. There will be 20 fire hydrants, 44 valves and a tapping sleeve and valve. Also to be installed are 33 twin meter settings and 76 single meter settings. The storm drain in this phase will be comprised of 6,900 LF of 15”-36” of RCCP. There will be 2 headwalls, 57 manholes and 60 inlets.
The roadways will be constructed by MT Laney of Eldersburg, MD. This will consist of 36,000 SY of asphalt to be installed over 36,000SY of stone base. The curb and gutter will be installed by Ruhlman Brothers of Hanover, PA which will include 18,140 LF. Not only are we paving the site but also a Kiwanis Field parking lot, and improvements to Berryman’s Lane, Franklin Blvd., Nicodemus Road and I-795 off ramp..
In addition to single family homes and townhouses, there is also a condominium area comprising of four buildings. Here, there is another 39,000 CY of cut to fill. To service these units, a 1075 sewer outfall is needed in addition to another 2,250 LF of onsite sewer. The condos also require 850 LF of 6”-12” DIP, 15 valves, 7 fire hydrants, an 8” FM meter and vault, and a 12×8 TSV. Storm drain will total 6,050 LF of 15”-54” RCP. There will also be 32 manholes, 34 inlets and various rip rap channels. Curb and gutter for the condos will span 6030 LF. Stone sub base and asphalt paving totals 9,310 SY.
Gaines is prepared to handle this impressive fast tracked job. Already added to the base contract is the “Delight Out Parcel.” This parcel will yield 29 additional townhouses for Beazer. Around 20,000 CY of fill must be imported in addition to some minor cut to fill. Utilities will add 1,000’ of sewer and 1,400 LF of water, sized 4”-12”. Storm drain needed is 1,300 LF of 12’-27” RCCP and 10 inlets. This will be topped off with 3,250 SY of stone base and asphalt construction.
