Tanyard Springs

Description

Tanyard Springs is the next mega subdivision in Northern Anne Arundel County. It will ultimately consist of over 1800 homes on approximately 280 acres along Marley Neck Blvd. Lennar Homes is the developer and home builder for this impressive project. Ryan Homes also is building here. Gaines and Company has constructed the main infrastructure, roads and utilities and the first seven residential phases totaling 735 lots. An already successful project, Tanyard Springs is one of the fastest selling in the country since 2009.  Gaines is managing the clearing, demolition, sediment controls, excavation, utilities, all the way through to curb & gutter and paving. We will begin the next residential phase in the spring of 2011 consisting of 260 townhouse lots. Included in our scope is approx. 25 acres of clearing, 65,000 CY of excavation, 11,000 LF of sanitary sewer, 6000 LF of water main and 7300 LF of storm drain. 

In addition, Gaines is managing the installation of 11,800 LF of curb and gutter and 18,300 SF of paving. Again, this phase will require fast track conditions, in which the clearing, sediment controls, grading and utilities will need to be constructed simultaneously in order to keep the finished lots flowing to keep pace with the strong home sales. Again, they will rely on Gaines to complete the work ahead of schedule and on budget. Gaines and Company is always ready for that challenge.
