Gaines was thrilled to be awarded the Jessup area project just blocks from its Shipley’s Homestead property. This well located property was selling townhouses quickly, so these phases needed to be on the fast track. The storm water management sequencing presented the team with a series of “catch 22” problems between the phases, making it more challenging to get to the finish line. But despite record snowfalls and heavy rains, Gaines is paving the project on time and on budget. The earthwork phase includes 32,000 feet of structural fill and another 20,000 cubic yards of topsoil stripped. The sewer phase includes 8” and 4” sewer lines totaling 4,200 feet and 21 manholes. 88 cleanouts have also been installed. Additionally, there are 3,200 feet of 8”, 6” & 4” C-900 water line which required 24- 8” and 6” valves and 13 fire hydrants. The storm drain system contains 4,050 feet of HDPE, RCP and CMP sized from 15” to 36”. There are 25 manholes for 48” diameter to 72” diameter. There is a major stormwater management structure containing 1,200 feet of 120” CMP along with trees, elbows and access manholes. There are 27 bio-ponds, as well. The roads contain 6,470 feet of curb and gutter. There will be 10,000 square yards of light and heavy duty paving supported by soil cement as needed.
