Camp Lejeune Military Housing

Starting in the winter of 2011, Gaines was brought aboard the base to complete Tarawa Terrace Phase 6 for Actus Lend Lease. It is never easy following behind a contractor to complete their job, but what made this job challenging was that most of the homes in the neighborhood had been built before the roads and infrastructure were completed. Since there was no storm drain in place, the future roads were inundated with standing water, but we persevered and Actus was so impressed by our professionalism and safe work habits that Gaines was awarded two more neighborhoods on base: Watkins Grove and Knox Landing.
Unlike Tarawa Terrace Gaines will be starting from scratch to build these neighborhoods alongside our partner Government and Private Solutions (G.A.P.S.) Watkins Grove is being constructed from a wooded part of the base adjacent to an existing military housing subdivision. Knox Landing will present some unique challenges because the existing neighborhood will be torn down to make way for the new homes.
Working with Actus Lend Lease has been a very positive experience. Actus has partnered with the Department of Defense and has worked extensively through the Military Housing Privatization Initiative (MHPI), a program that provides for the transfer of military housing assets to private sector companies. With over 40,000 residential units in its portfolio, more than 3,500 hotel rooms and 192 apartments, Lend Lease has created fully master planned, sustainable, mixed-use communities throughout the United States.
