Description
Tanyard Springs is the next mega subdivision in Northern Anne Arundel Co. It will ultimately consist of over 1,800 homes on approximately 280 acres along Marley Neck Blvd. Lennar Homes is the developer and home builder for this impressive project. Ryan Homes also is building here. Gaines and Company has constructed the main infrastructure roads and utilities and the first four residential phases totaling 574 lots. An already successful project, Tanyard Springs is one of the fastest selling in Maryland in 2009.
Gaines managed clearing, demolition, sediment controls, excavation, utilities, all the way through to curb & gutter and paving. Included in our scope were two stream diversions and 60″, 72″ and 84″ triple cell culverts. Additionally the initial phases included 26,000 LF of sanitary sewer, 25,000 LF of water mains and 16,000 LF of storm drain. Gaines crews also installed two Coastal Plain Outfalls, one of the newest storm water management innovations.
In addition Gaines managed the installation of 41,000 feet of curb & gutter and 72,000 feet of paving. Many of the phases were constructed under extreme fast track conditions, in which clearing, sediment controls, grading and utilities were constructed simultaneously and paving right on its heels. Gaines completed the work ahead of schedule and on budget.
