This impressive project in Jessup lies between Ft. Meade and Arundel Mills, both of which are major economic hubs for the region. Pulte Homes is the contract purchaser and developer of the residential portion of the project. KGB, LLC is the deveoloper on the project and is providing much of the public infrastructure to the site. The offsite portion begins with a major storm water management embankment which includes 5,000 cubic yards of imported clay for the core and 27,000 cubic yards of cut to fill. To drain this facility, Gaines will provide 410 feet of twin 48” RCCP pipe bored and jockeyed under Route 175, not an easy task! There is also 64 feet of 60” RCCP and 209 feet of 36” RCP cradled pipe, three anti-seep collars, a riser, a major dewatering device and three custom manholes housing the twin 48” pipelines. Also brought to the site are two sewer outfalls, one a challenging, deep sewer from across Ridge Road. This 500 foot long line required major traffic control and sewer lines 20 feet deep in unstable sand. Progress was slowed to one pipe a day for much of this phase. The other outfall line is similarly difficult as it too, was bored across Route 175 and tied-in to an existing manhole. This line extendes 1,800 feet through the right-of-way to the building site. Also included in this outfall were nine 60” manholes and six 48” manholes. A major 16” water line had to be extended along Ridge Rd. to the Pulte site along with associated storm drains lines. The 16” water line included 2,000 feet of 16” D.I.P, five 16” valves, four fire hydrants and associated fittings. Gaines must also construct a major widening of Ridge Road. This includes road and curb removal, excavation and regrading both sides of Ridge Rd. 3,000 feet of curb and gutter and 7,000 square feet of sidewalk are to be installed. 5,000 square yards of full depth asphalt will be laid on Ridge Rd. as well as 13,000 square yards of mill and overlay. The residential portion of the work includes eight acres of clearing and demolition of several buildings. Sediment controls consisted of 6,000 feet of fencing, tree protection fence, super silt fence and reinforced silt fence. 10,000 cubic yards of trap excavation, a 48” CMP riser and 285 feet of 15-48” CMP will also be installed. The site grading totals 18,000 cubic yards of stripping and stockpiling topsoil and another 36,000 cubic yards stripped and used as non-structural fill. There is 109,000 cubic yards of site fill. The public sewer system consists of 12,500 feet of 8” and 4” PVC and 37 manholes. Also included are 215 cleanouts. Water mains on the residential area include 7,770 feet of 8” PVC C-900, fittings and 265 feet of 6” DIP Cl. 50. Also included are 22- 8” valves, 20 fire hydrants and 20- 6” valves. There will be 17 single water house connections and 96 twin water connections. The storm drain system starts with 700 feet of 54” and 48” RCCP along with eight 96” diameter and 84” diameter manholes. There are 900 feet of 42”, 36” and 30” RCP along with nine 72” and 60” diameter manholes. Smaller diameter pipe for, 15”-27,” totals 5,700 feet of HDPE and RCCP. Smaller structures consist of 40- 60” and 48” diameter manholes, 13 D inlets COG and “S” inlets and 59 nyloplast inlets. The residential paving includes 15,600 feet of curb and gutter. There will be 28,000 square yards of onsite paving of various depths along with some asphalt pathways. Storm water management requirements include 25,800 square feet of micro-bio retention areas, 1,175 square feet of submerged gravel wetlands and 4,750 square feet of surface sand filters. There are some 4,600 feet of 2’-8’ bioswales. This “mega” site will be putting Pulte Homes back in the Baltimore area in a big way for the first time in many years.
