A new commerce center is coming to the Raleigh (North Carolina) area, and Gaines was called upon for its site development expertise.

Gaines and Company was contracted to deliver full-service site development for infrastructure of this modern commercial commerce park, which will provide connectivity across the region. This includes grading (land clearing, erosion controls, mass grading, stabilization, finish grading) and pipeline (water, sewer, storm drain, force main, sewage pump station) work. Gaines will also provide offsite road improvements by widening Highway 64, which runs just a half mile from the commerce center site, providing direct access to Raleigh.

In addition to the grading, pipeline, and road work, Gaines will also completely build out two parcels, which will be the foundation for three large warehouse buildings totaling nearly 494,000 ft².

The depth of this work is enormous. Gaines’s grading crews anticipate moving approximately 1,300,000 CY of dirt and plan to blast and process 105,000 CY of rock. Pipeline crews will be laying 8,900 LF of sewer lines, 8,000 LF of force main lines, 15,400 LF of water main lines, and 16,300 LF of 15” to 72” storm drain lines. Additionally, crews will complete 29,000 LF of curb and gutter and 90,000 SY of paving.

Gaines began moving dirt for the Wendell Commerce Center in February 2025 and will begin infrastructure paving in November of the same year.

“The schedule on this project is very demanding, and rain has caused quite a delay,” said Vice President George Grammer. “However, we have over 60 pieces of equipment onsite and have the resources and expertise to meet this schedule while focusing on quality and safety.”

The commerce park is hoping to attract a broad range of tenants, including manufacturing, distribution, transportation, and industrial services.
