Four Seasons at Kent Island

Turnkey Site Development – Stevensville, Maryland

Surrounded by the Chesapeake Bay, the Four Seasons at Kent Island was developed by K. Hovnanian® Homes beginning in 2015. Located in Stevensville, Maryland, Four Seasons at Kent Island was built in four phases. The development offers one-story condominiums, townhouses, and single-family homes, in addition to a variety of amenities, including a large clubhouse, indoor and outdoor pools, bar, gym, tennis courts, and a boat dock.

Throughout the duration of the project, Gaines was responsible for utilities, grading and excavating, sediment controls, storm water management, paving, and installation of the pump station and water tower.

Though the Chesapeake Bay is a stunning backdrop for the Four Seasons at Kent Island, working so close to water added extra difficulties to Gaines’s scope of work.

Crews only had a limited time to work in the winter because the bay made the soil so moist.

Also, due to excessive rainfall during project development and the area’s high water table, the Gaines team had to change conventional processes to ensure no water left the site without first being treated. They pumped all water into large storage containers (about the size of tractor trailers) for treatment before being discharged off site.

However, the Gaines crew brought their 70+ years of problem-solving expertise to safely and professionally navigate these obstacles while meeting environmental regulations and project deadlines.

The project is expected to successfully wrap up mid-2025 to early-2026.
