Turnkey Site Development – Garner, NC

In January 2026, Gaines and Company started site development work on an industrial warehouse for Greystar in Garner, North Carolina. The warehouse will consist of two industrial buildings (totaling over 266,000 square feet) sitting on a 45-acre site.

Working under the general contractor ARCO Design/Build, we are responsible for land clearing and grubbing, erosion control, grading (300,000 CY), storm water ponds, underground utilities (15,600 LF of sanitary sewer, water, and storm drain), culvert crossing, and retaining walls (75,000 SF plus the soil nail wall).

This is the second project we have been awarded by ARCO Design/Build.

Since starting this project, our crews have encountered or anticipate challenges, including:

• Rocky terrain
• 84” culvert crossing
• Coordination of available space for equipment and materials between contractors and Gaines
• Retaining walls
• Soil nail wall

Under the direction of Edwin Mata (On-site Grading Superintendent) and Darren Martiano (On-site Utility Superintendent), our crews are doing a fantastic job mitigating these issues to keep work safely progressing to meet the customer’s schedule.

Assisting us with this project are some of our most trust subcontractors – Simmons and Simmons (land clearing and grubbing), Griffith Brothers (retaining walls), East Coast Drilling and Blasting (rock blasting), and Allied Fence (fencing on retaining walls).

We anticipate completing this project in Fall 2026.
