Gaines Embarks On An 8-phase Home Development In Delaware

And that is exactly what we are doing at Chapel Creek in Middletown, Delaware.

In November 2025, Gaines started clearing land for the future Chapel Creek development for K.Hovnanian Homes. The completed development will consist of 216 single-family homes and 190 townhouses. It will also feature a clubhouse for shared residential use.

Phase 1 is currently underway, but this project is far from over. Throughout the eight phases of this project, Gaines will deliver a variety of services, including land clearing, sediment control, earthwork, grading, underground utilities (sanitary sewer and water), storm drain, multi-plate roadway culvert, curb and paving.

Because of the magnitude of this project on the customer’s aggressive two-year schedule, we are calling upon a few of our trusted contractors— SMI Companies (sediment control and stabilization), Ruhlman Brothers (curb), and MT Laney (paving).
