That’s a Wrap: Plowing through Nearly a Decade at Four Seasons at Kent Island

Imagine sitting next to the picturesque Chesapeake Bay. You hear the sound of seagulls playing. You feel the fresh, warm breeze off the water. Sounds like a vacation, right? This was a daily reality for Gaines and Company’s Grading Operator Matt Hobbs. For the last eight years, Matt has worked on the Four Seasons at Kent Island project. As this project wraps up, Matt recalls the good – and challenges – of this site development project.

Surrounded by the Chesapeake Bay, the Four Seasons at Kent Island was developed by K. Hovnanian® Homes beginning in 2015. Located in Stevensville, Maryland, Four Seasons at Kent Island was built in four phases. The development offers one-story condominiums, townhouses, and single-family homes, in addition to a variety of amenities, including a large clubhouse, indoor and outdoor pools, bar, gym, tennis courts, and a boat dock.

Throughout the duration of the project, Gaines was responsible for utilities, grading and excavating, sediment controls, storm water management, paving, and installation of the pump station and water tower.

Though the project is successfully wrapping up, it wasn’t without challenges.

“The Chesapeake Bay makes this development absolutely beautiful,” said Gaines and Company’s Safety Director Dominic Pope. “However, working this close to water added extra difficulties to our work.”

Because of excessive rainfall during project development and the area’s high water table, the Gaines team had to be extremely conscious that no water left the site without first being treated.

“As we worked and water emerged, we had to change our processes quite a bit,” said Matt. “We had to pump all water into big storage containers about the size of tractor trailers to be treated before being discharged off site.”

Treating the water wasn’t the only challenge that the bay brought.

“Because the soil was so wet, we couldn’t work much in the winter,” added Matt.

The Gaines crew brought their 70+ years of problem-solving expertise to safely and professionally navigate these obstacles while meeting environmental regulations and project deadlines.

“Throughout the duration of this project, our crews did a fantastic job upholding environmental protection measures and navigating ground conditions to ensure safe, environmentally responsible operations,” added Dominic.

Crews were not just congratulated internally for their dedication to safe and responsible work. Developer K. Hovnanian® Homes even recognized the Gaines team for their exceptional dedication to safe work with the Land Development Safety Award.
