Turnkey Site Development – Harbeson, Delaware

Just a short 30 minute drive from Somerton Chase, Gaines is once again providing turnkey site development on a Lennar development in Delaware – Warrington.

The Warrington project is in Harbeson, Delaware. The development – which will be completed in two phases – will encompass 106 single-family homes with a clubhouse and pool. The project is anticipated to wrap up in Spring 2026.

Gaines’s project scope includes grading (mass grading, sediment control) and pipeline (water, sewer, storm drain, sewage pump station) site development work. Gaines will also complete curb and paving prior to the completion of the project.

Gaines will work closely with trusted subcontractors for portions of the project, including Ruhlman Brothers (curb), M.T. Laney Company, Inc. (paving), and David A. Bramble, Inc. (pump station).

Warrington is Gaines’s second job (to date) with Lennar. In early 2025, Gaines was awarded Sussex Conservation District (SCD)’s 2025 Conservation Stewardship Award (CSA) for not only meeting, but exceeding, regulatory requirements regarding environmental conservation while working in Sussex County, Delaware, for Lennar. Gaines is honored to once again provide the region with its 70+ years of site development expertise.
